Choosing group accommodation: 7 questions to ask before you book

Question 1 — Hotel, holiday park or one estate?

The three flavours side by side. A hotel takes the most off your hands, but scatters the group: everyone on a different floor, together only in public spaces. A holiday park gives each family its own cottage, but you share the facilities with hundreds of strangers. One private estate — such as a large villa with several wings — combines the best of both: separate living space for each sub-group, plus a pool, garden and table that are yours alone. For reunions and celebrations the estate wins almost every time.

Question 2 — Do the sleeping arrangements really add up?

Ask for the bed layout per room. "Sleeps 24" can mean twelve double bedrooms, or six rooms plus piles of sofa beds. Count real beds in real bedrooms.

Question 3 — How many bathrooms per person?

The rule of thumb: at least one bathroom per three people, preferably one per bedroom. This is the difference between a relaxed morning and a queue.

Question 4 — Can the group split up?

The underrated question. After three days everyone wants a corner of their own now and then. Separate living quarters, several seating areas and plenty of outdoor space make the difference between "cosy" and "too much".

Question 5 — What does the price include?

Ask explicitly: final cleaning, linen and towels, energy costs, tourist tax, damage deposit. A low weekly rate with compulsory extras is more expensive than it looks. Reliable owners show the total price upfront.

Question 6 — How fast and personal is the contact?

Send a question before you book and see what happens. An answer within a day, from a person who knows the house? Good sign. Three days of silence or a boilerplate reply: expect the same during your stay.

Question 7 — What do previous groups say?

Read reviews specifically from large parties: they mention the things brochures keep quiet about — water pressure, sound insulation, the layout of the outdoor table. One lived-in group review says more than ten short five-star lines.
