No — and that is the point: you always book the entire estate. The three wings and the casita give your own group space and privacy within one house, but Villa Palmview is never shared between separate bookings. The whole estate is exclusively yours.

No. The villa looks out over the Montgó, not the open sea. In return, it has its own sandy beach on the estate, and the Arenal beach is within walking distance, about 1.1 km away. The sea itself is about 750 metres from the gate.

Up to 28 guests in 11 bedrooms, always rented as one estate. Three packages: Large up to 18 (main villa, 9 bedrooms), Full up to 22 (the same 9 with extra beds) and Premium up to 28 (11 bedrooms: main villa plus step-free casita). A group of 12, 16, 20 or 24 fits just as well as 28 — every stay is quoted for your exact group size.

On request. In summer the large saltwater pool reaches a comfortable temperature by itself, at no extra cost. In the mid and low season it can be heated to 26 °C: ask for this at least a week before arrival. The supplement is €450 per booking.

Partly: one bedroom is wheelchair-adaptable. It is in the casita on the lower level, which can be reached without stairs and is part of the Premium package. The rest of the villa has stairs to the first floor. Tell us in advance what is needed and we will look honestly at whether it fits.

Yes. All bedrooms and the lounges have air conditioning. Its use is included in the rate, with no supplement and no separate bill afterwards. That applies to every room in the three wings and in the casita, all year round. There is nothing you need to request in advance.

No, pets are not allowed, not even small dogs or cats. The rule applies to the whole estate, all year round, and is part of the house rules, along with no smoking inside the building and music moving indoors late in the evening.

Yes, the villa can be rented all year round. Winter on the Costa Blanca is mild, and the pool can then be heated on request (€450 per booking). Outside summer, guests mainly come for training camps, workations and longer stays. The minimum stay is shorter then: two nights in the low season.

Final cleaning, bed linen, towels, pool towels and air conditioning are included. Additional cleaning is available on request for a fee. Direct bookings carry a €1,000 security deposit; it appears only on the final invoice, not with the down payment, and is refunded within seven days of check-out if the villa is left in good condition.

Children of all ages are welcome — several rooms are specially equipped for them, cots are available on request (charged separately, subject to availability), and the kitchens hold children's tableware and safe cutlery. After booking you also receive an online guest guide with local tips.

Yes. The villa has free high-speed Starlink Wi-Fi throughout, strong enough for video calls. With three separate lounges there is always a quiet corner for calls or focused work. Many guests combine a workation with the pool at lunchtime, and companies book the villa for offsites and team weeks for that very reason.

The estate is designed with children in mind: the pool area can be closed off with its own gate, the casita on the lower level is completely stair-free, and the grounds are fully walled and gated. The pool lies in open view of the terraces, so adults always have a clear line of sight while children swim — and several rooms are specially equipped for young guests.

Absolutely. Villa Palmview sleeps up to 28 guests, and groups of 16 to 28 book it just as happily: with 20, 22, 24 or 26 guests everyone simply gets more space — a private bathroom for everyone, lounges to spare. Honest answer: bachelor and bachelorette parties with guests under thirty (only with the owners' express prior consent), groups looking for nightlife on site, and anyone who wants hotel room service or a sea view from the bed. The villa is built for families, friends and teams who want to live together for a week — lively by day, respectful of the valley by night.

Five to eight months ahead is normal for July and August. The busiest booking months are January and February: large groups tend to settle their dates right after New Year. Outside the summer, a few weeks is often enough. The calendar on the site shows which dates are still free up to 24 months ahead.

That depends on season and group size; there is no fixed weekly price. From-prices per season are live on our rates page, for the main villa with up to 18 guests. Larger groups and the casita are quoted on top. The booking form shows the exact total for your dates. Booking online takes a 25% down payment; the €1,000 security deposit only appears on the final invoice.

Eleven bathrooms for eleven bedrooms, spread over the three wings and the casita. Nine bedrooms have a bathroom of their own; for the other two the bathroom is across the hall. So every room has a bathroom to itself, even at full occupancy with 28 guests.

Yes. There are three kitchens plus an outdoor kitchen with BBQ, so several families can cook at the same time without standing in each other's way. It is the single most underrated feature of the house for a group this size. Everyone eats together at the long table on the covered terrace.

Yes. Arenal beach is within walking distance, about 1.1 km: water sports, beach bars and a promenade. Teenagers can go by themselves, which is usually what makes a family week work. On the estate itself there are the pool, the sand court for beach volleyball, table tennis and table football.

About an hour's drive: Alicante airport (ALC) is 106 km from the villa. Valencia (VLC) is a little further, at about 1 h 20. For 28 people, one coach or two minibuses is the practical answer. There is no train to Jávea.

Yes. Villa Palmview in Jávea has its own sandy beach on the estate and sleeps up to 28 guests in 11 bedrooms, so a group of 25 fits comfortably. It is not a beach on the sea: the sea is about 750 m away and Arenal beach 1.1 km, a fifteen-minute walk. The view is of the Montgó mountain.

Seven nights in July and August, with no fixed changeover day. June and September start at four nights, the low season at two, and the Christmas and New Year period at five. Gaps of a few days between two bookings can be filled at an adjusted rate on request.

Yes, with the whole estate for several nights (the minimum depends on the season); up to 28 guests stay overnight. Up to eighty guests can attend a garden ceremony. Civil marriage in Spain is in practice not available to non-residents: couples marry legally at home and hold a symbolic ceremony here. Your own planner, caterer and photographer are welcome; numbers and music end times are agreed per date.

Camí de la Fontana 39, 03730 Jávea (Xàbia), on the Costa Blanca, in the Arenal and La Fontana area: beach, restaurants and shops are all within walking distance. Alicante airport is about an hour by car, Valencia about 1 h 20. There is no train to Jávea. A group of 28 usually travels with one coach or two minibuses; there is space for four cars inside the gate.

Yes: from 23 December 2026 to 28 February 2027 there are fixed-price winter stays (Christmas, New Year and monthly stays in January and February) on the Winter Promotions page. Beyond that there is no standing promotion: every stay is quoted for your exact dates and group size, and returning guests receive a loyalty discount.

You have a dedicated local point of contact. Our concierge welcomes you in person with the keys and a tour of the estate and answers your questions during the stay; for repairs our handyman comes by. Mid-stay cleaning can be arranged on request, at an extra charge.
