Booking Terms & Conditions
The conditions that apply to every stay at Villa Palmview. Please read them before you confirm — a confirmed booking means you accept them.
1. Who you are contracting with
These conditions govern the rental of Villa Palmview, Camí de la Fontana 39, 03730 Jávea (Xàbia), Alicante, Spain, CIF B42687939, tourist licence VT-439839A. The person who makes the booking (the “lead guest”) must be at least 18 years old and is responsible towards us for the whole group.
2. An enquiry is not yet a booking
The form on this website sends us a request. It is not a reservation and it reserves no dates. We reply with availability and an offer; your booking exists only once we have confirmed it in writing and the deposit has reached our account.
3. Payment
- A deposit of 25% of the total price confirms the booking and takes the dates off the calendar.
- The balance is payable at the latest two months before arrival.
- If the balance has not been received by that date, we may treat the booking as cancelled by you, with the consequences set out in clause 4.
4. Cancellation — bookings are non-refundable
Bookings at Villa Palmview are non-refundable. Amounts paid are not returned and the balance remains due if you cancel, shorten your stay, arrive later or leave earlier, whatever the reason, without prejudice to the mandatory rights that consumer law confers on you.
We therefore strongly recommend that you take out cancellation insurance as soon as you book. A decent policy costs a fraction of the stay and covers precisely the situations — illness, bereavement, a cancelled flight — that we cannot.
Please note that the statutory fourteen-day right of withdrawal does not apply here: article 103(l) of the Spanish consumer act (TRLGDCU) excludes distance contracts for accommodation provided on a specific date from that right.
5. Security deposit
A refundable security deposit of €1,000 is held for the stay. It is returned within seven days of check-out, less — if applicable — the cost of damage, breakages, missing items, or cleaning beyond what is normal. Damage exceeding the deposit remains payable.
6. Arrival and departure
Check-in is from 16:00; check-out is at 10:00. Where the calendar allows it, the following can be arranged in advance:

These extras depend on the arrival and departure of other guests and can only be confirmed shortly beforehand.
7. House rules
- The villa sleeps a maximum of 28 guests, children included. Bringing more people, or day visitors on top of that number, is not permitted without our written consent.
- No pets.
- No smoking indoors. Outside, please use the ashtrays provided.
- Music down and voices lowered after 22:00 — we have neighbours and the municipality enforces night-time quiet.
- No stag or hen parties.
The villa is a private home rented to guests. No stag or hen parties. Events such as weddings and celebrations are possible only with the owners' prior written approval and on the terms agreed with us beforehand. Serious or repeated breaches entitle us to end the stay without refund.
8. What is included — and what is not
The rental price includes the final cleaning, bed linen, bathroom towels, pool towels and the use of air conditioning.
Not included: pool heating, €450 per week, available in mid and low season. It must be requested at least one week in advance and brings the pool up to approximately 26 °C.
9. Liability
We are liable for damage caused by our own fault or negligence. We are not liable for the loss or theft of personal belongings, nor for injury arising from the improper use of the pool, the grounds or the equipment. Children must be supervised at all times, particularly around the pool. The lead guest is liable for damage caused by any member of the group.
10. Force majeure
If circumstances entirely beyond our control — fire, flood, an official order, damage that makes the villa uninhabitable — prevent the stay from taking place, we will offer alternative dates or a refund of the amounts paid, at your choice. Beyond that we owe no compensation.
11. Complaints
If something is not right, tell us during your stay: almost everything can be fixed on the spot. An official complaints form (hojas de reclamación), which every registered tourist accommodation in the Comunitat Valenciana must hold, is available at the property on request.
As a consumer you may also turn to the Junta Arbitral de Consumo de la Comunitat Valenciana, the regional consumer arbitration board, which settles consumer disputes free of charge where both parties accept arbitration.
12. Governing law
These conditions are governed by Spanish law. Any dispute falls to the courts of Alicante, without prejudice to the mandatory rights of a consumer to bring proceedings in the courts of their own place of residence.
