A villa for twenty-eight sounds expensive until you divide it. Here is the sum we ask every organiser to make, with real winter examples from our own price list and an honest list of what is and is not included.

Most people compare a group villa with a hotel by looking at the total on the quote. That number is meaningless on its own: a hotel quotes per room, a villa quotes per house. The only fair comparison is per person per night — and for a group of eighteen or more, the villa usually wins before you count the kitchen.
Price for the stay ÷ number of guests ÷ number of nights = your real cost per person per night. Then add what the hotel would charge on top — breakfast for twenty, a meeting room, parking, a pool that is not yours — and take off what the villa includes.
Our winter promotions are fixed prices for nine bedrooms and up to 18 guests in the main villa, so the sum is exact:

Outside the fixed promotions the same logic applies: our lowest winter from-price (November to February, 18 guests, seven nights) works out at about € 58 per person per night. Summer weeks cost more, and the price for your exact dates and group size appears in the booking panel the moment you pick them; the from-prices per season are on the prices page. Larger groups, up to 28, are quoted at a supplement.

You bring food, drinks, toilet paper, cleaning products, toiletries and charcoal for the barbecue — the supermarkets deliver to the gate. A private chef can be arranged and is quoted separately.

Twenty-eight people is about fourteen hotel rooms: fourteen keys, corridors between you, breakfast at set times, no kitchen, and a pool that belongs to everyone else too. Two villas side by side means two deposits, two check-ins and a group still split in half. One estate means eleven bedrooms, eleven bathrooms, four kitchens, one pool and one beach — and nobody else.
