What does a large villa really cost per person? The calculation organisers forget
A villa for twenty-eight sounds expensive until you divide it. Here is the sum we ask every organiser to make, with real winter examples from our own price list and an honest list of what is and is not included.

Most people compare villas for large groups with a hotel by looking at the total on the quote. That number is meaningless on its own: a hotel quotes per room, a villa quotes per house. The only fair comparison is per person per night — and for a group of eighteen or more, the villa usually wins before you count the kitchen.
The calculation
Price for the stay ÷ number of guests ÷ number of nights = your real cost per person per night. Then add what the hotel would charge on top — breakfast for twenty, a meeting room, parking, a pool that is not yours — and take off what the villa includes.
Three worked examples from our winter prices
Our winter promotions are fixed prices for nine bedrooms and up to 18 guests in the main villa, so the sum is exact:

Outside the fixed promotions the same logic applies: our lowest winter from-price (November to February, 18 guests, seven nights) works out at about € 58 per person per night. Summer weeks cost more, and the price for your exact dates and group size appears in the booking panel the moment you pick them; the from-prices per season are on the prices page. Larger groups, up to 28, are quoted at a supplement.
What is included in the price
- The entire estate, exclusively: eleven bedrooms and bathrooms in three wings plus the casita, four kitchens, the saltwater pool, the private sand, all games and courts.
- Final cleaning, bed linen, towels and pool towels.
- Wi-Fi via Starlink, energy and air conditioning in every bedroom and lounge — included in the rate, not metered.
- Parking inside the gate, an online guest guide, and beds made up to the rooming list you send us ten days before arrival.
- Booking direct: the best rate, no platform fees, and a reply from the owners within a day.

You bring food, drinks, toilet paper, cleaning products, toiletries and charcoal for the barbecue — the supermarkets deliver to the gate. A private chef can be arranged and is quoted separately.
Villa versus hotel for twenty-eight, honestly
Twenty-eight people is about fourteen hotel rooms: fourteen keys, corridors between you, breakfast at set times, no kitchen, and a pool that belongs to everyone else too. Two villas side by side means two deposits, two check-ins and a group still split in half. One estate means eleven bedrooms, eleven bathrooms, four kitchens, one pool and one beach — and nobody else. The lowest winter from-price works out at about € 58 per person per night; summer weeks are higher and appear live in the booking form.

No. A direct booking is confirmed with a 25 % deposit; the balance follows later, and the security deposit is only settled on the final invoice. Cancel no later than two months before arrival and you do not pay the balance; only the 25 % deposit is retained. You get the payment schedule and cancellation terms in writing with your quote.
