Why villas for large groups are so rare

Most holiday villas in Spain were built as family homes: four to six bedrooms, one kitchen, two bathrooms. Above twenty guests you enter a different category — estates and grounds with multiple buildings. On the Costa Blanca you can count these on one hand, and in high season the good ones are often booked a year ahead.

The checklist: five questions before you book a group villa

1. Count bedrooms, not sleeping spots. "Sleeps 24" sometimes means twelve beds and twelve sofa beds. For a comfortable week you want real bedrooms — allow at least one for every two to three adults.

2. Look at the bathroom ratio. Twenty-eight people sharing four bathrooms is a guaranteed morning queue. A healthy ratio is roughly one bathroom per bedroom. By way of illustration: Villa Palmview in Jávea has eleven for eleven bedrooms.

3. Look for separate living quarters. The secret of a happy group holiday is being able to be together without having to be. A villa with several private wings — each with its own kitchen and living room — gives families and couples a place of their own to retreat to.

4. Check the outdoor space. With 28 people you live mostly outdoors. Is there one long table that seats everyone? Enough sun loungers? Shade? A pool big enough for more than six swimmers at a time?

5. Ask how booking works. At this kind of budget you want real-time availability, a clear deposit and quick answers to your questions — not a three-day wait for an email.
